SANDPIPER BEACH CONDOMINIUM ASSOCIATION, INC.


RULES AND REGULATIONS


1. THE MAXIMUM NUMBER OF TENANTS IN ONE rental units is SIX (6).

2. NOISE LEVELS while in the building or on the grounds must be maintained at a level where other guests and owners wi ll not be disturbed.

3. Maintenance of the interior of the units and porches is the responsibility of the persons in residence at any given time. The Association is responsible for all other areas.

4. One inside numbered PARKING SPACE is provided for each unit under the building. Additional unmarked spaces are provided on the north side of the building.

5. Parking areas are for owners and their guests only and are limited to use by passenger vehicles. Trailers, RV’s, TRUCKS, Campers, and similar equipment are not permitted.

6. The interiors and exteriors of the buildings are serviced on a regular schedule by an exterminator. If problems occur, please contract Island Management.

7. Four (4) charcoal grilling areas with five (5) grills are provided on the parking side of the buildings. Neither grills, or fires are permitted on the beach or elsewhere on the premises.

8. No garments, towels or any other items are to be hung from the walkway or the porch railings. Swimsuit drying racks must be in the unit or on the porch.

9. No items are to be left on the walkway (shoes, beach chairs, toys, etc.) which is our EMERGENCY FIRE EXIT ROUTE

10. The boiling of shells is not permitted in the units. SANIBEL LAW PROHIBITS THE TAKING OF LIVE SHELLFISH. (The fine is $500.00)

11. Security personnel patrol our grounds each evening. In case of a security problem, call 472-5020.

12. Trash dumpsters are emptied each Monday and Thursday. Two dumpsters are located on the parking side.

13. THE USE of ROLLER BLADES SKATE BOARDS ARE NOT PERMITTED except as access to Olde Middle Gulf Dr.

14. Owner’s pets must be kept on leashes at all times while on the condominium grounds and are not permitted in the pool area. THIS IS FLORIDA STATUTE

SWIMMING POOL REGULATIONS


A. The pool opens at 8:00 a.m. and closes at sunset.

B. The pool furniture may only be used by owners and their guests. Pool furniture is not to be removed from the pool area.

C. Children under the age of ten (10) must be accompanied by a responsible adult and controlled at all times. NO RAFTS ARE PERMITTED IN THE POOL AREA.

D. Daily between the hours of 4:00 AND 5:00 P.M. the pool AREA is reserved for ADULTS ONLY, and persons under 18 years of age are not permitted in the pool area.

E. Only plastic or paper containers are permitted on the pool deck.

F. Electronic devices may be used in the pool area only with headphones.

G. Owners and guests using the pool are requested to contact and advise Island Management Group at 472-5020 of any problems.

H. Management reserves the right to deny use of the pool to any one at any time.
