Description:
Sandpiper Beach Condominium, a small complex of 27 units on 13 plus
acres, is a private, secluded resort, located directly on the beautiful
Gulf of Mexico, offering both the summer and winter visitor a unique
vacation experience.
Sandpiper Beach Condominiums are located on Olde Middle Gulf Drive
right next to Signal Inn at the end of a dead end street, thus ensuring
privacy.
Our units have been completely renovated within the past year including
new kitchens, new bathrooms with wall mounted hair dryers, new carpeting,
new furniture, and new tile throughout. Each unit is approximately
1200 sq. ft. and is equipped with four adult bicycles and helmets,
beach chairs, and a beach umbrella.
While vacationing on Sanibel enjoy J.N. "Ding" Darling Bird
Sanctuary, golfing, miles of safe bicycle paths, deep sea fishing,
the public fishing pier, surf fishing, swimming, snorkeling, scuba
diving, miles of sandy shelling beaches, and an abundance of great
shops and exceptionally fine restaurants.

Getting to Sanibel Island:
Sanibel Island is located in southwest
Florida, on Florida's Gulf Coast. Miami is 235 miles southeast;
Orlando is 175 miles northeast; Tampa is 145 miles north. Easily
reached by car via Interstate 75 which leads to Ft. Myers. Sanibel
Island is connected by a toll bridge ($6.00 toll) to the Florida
mainland at Ft. Myers. The Southwest Regional International
Airport (RSW) is located about 45 minutes northeast, in Fort
Myers.

RENTAL POLICIES
Deposit - 25%
with a minimum of $ 500 due with the return of contract.
Final payment due 90 days before arrival.
Cancellation Policy - Full
refund, less administration fee of $ 75, if cancellation
is received in writing 90 days before arrival date.
If received in less than 90 days then no refund will
be given unless we are able to rent the unit for your
entire reserved time. We are not responsible for the weather. In the event of a MANDATORY EVACUATION we will refund for unused nights at a pro-rata rate.
Security Deposit - $
200, which is returned in about four to six weeks after
your departure or as soon as we receive the telephone
bill. Long distance charges will be deducted from the
security deposit.

SANDPIPER BEACH CONDOMINIUM ASSOCIATION, INC.
RULES AND REGULATIONS
1. THE MAXIMUM NUMBER OF TENANTS IN ONE rental unit is SIX (6).
2. NOISE LEVELS while in the building or on the grounds must be maintained at a level where other guests
and owners will not be disturbed.
3. Maintenance of the interior of the units and porches is the responsibility of the persons in residence at
any given time. The Association is responsible for all other areas.
4. One inside numbered PARKING SPACE is provided for each unit under the building. Additional unmarked
spaces are provided on the north side of the building.
5. Parking areas are for owners and their guests only and are limited to use by passenger vehicles.
Trailers, RV’s, TRUCKS, Campers, and similar equipment are not permitted.
6. The interiors and exteriors of the buildings are serviced on a regular schedule by an exterminator. If
problems occur, please contract Island Management.
7. Four (4) charcoal grilling areas with five (5) grills are provided on the parking side of the buildings.
Neither grills, or fires are permitted on the beach or elsewhere on the premises.
8. No garments, towels or any other items are to be hung from the walkway or the porch railings. Swimsuit
drying racks must be in the unit or on the porch.
9. No items are to be left on the walkway (shoes, beach chairs, toys, etc.) which is our EMERGENCY FIRE
EXIT ROUTE
10. The boiling of shells is not permitted in the units. SANIBEL LAW PROHIBITS THE TAKING OF LIVE
SHELLFISH. (The fine is $500.00)
11. Security personnel patrol our grounds each evening. In case of a security problem, call 472-5020.
12. Trash dumpsters are emptied each Monday and Thursday. Two dumpsters are located on the parking
side.
Recycle bins (Blue) are also provided.
13. THE USE of ROLLER BLADES SKATE BOARDS ARE NOT PERMITTED except as access to Olde
Middle Gulf Dr.
14. Owner’s pets must be kept on leashes at all times while on the condominium grounds and are not
permitted in the pool area. THIS IS A FLORIDA STATUTE.
SWIMMING POOL REGULATIONS
A. The pool opens at 8:00 a.m. and closes at sunset.
B. The pool furniture may only be used by owners and their guests. Pool furniture is not to be removed
from the pool area.
C. Children under the age of ten (10) must be accompanied by a responsible adult and controlled at all
times. NO RAFTS ARE PERMITTED IN THE POOL AREA.
D. Daily between the hours of 4:00 AND 5:00 P.M. the pool AREA is reserved for ADULTS ONLY, and
persons under 18 years of age are not permitted in the pool area.
This rule will not apply between June 1st and September 30th.
E. Only plastic or paper containers are permitted on the pool deck.
F. Electronic devices may be used in the pool area only with headphones.
G. Owners and guests using the pool are requested to contact and advise Island Management Group at
472-5020 of any problems.
H. Management reserves the right to deny use of the pool to any one at any time.
